The age of the home has absolutley nothing to do with condition of the home. The condition of the home depends on the history and previous tennants. Did previous owners let the roof go so long that there were roof leaks? How well did they maintain the HVAC system and how old is it? Does it work properly? What about the water heater? Are the cracks on the exterior walls normal? Is the electrical system safe? Will you need to make repairs immediately? Why should you pay for repairs? These are questions anyone purchasing Real Estate should be asking. KNOW BEFORE YOU BUY! Buying a Foreclosure? Many people believe that if they are buying a foreclosure there is no need to pay for an inspection since the bank will not make any repairs and is selling the property as-is. Sometimes they will not even accept an option period for inspections in the contracts. Thats because if something looks to good to be true. YES it probably is. First, if the property is being sold as-is it definantely needs some repairs. An inspection will let you know to what extent of the repairs, and sometimes it can make that Great Deal not look so good. Not all foreclosures are bad but they can be very RISKY. Lets face it, the bank doesn't know what repairs need to be done to the house and they don't care. They have already lost money. Be Informed! Buying a New Home? Did you know that builders make mistakes? Yes it happens in all construction. I grew up on construction sites as the son of a home builder and believe me mistakes do happen. Most of them are minor and unnoticed, but no matter how large or small they are always concealed. When I inspect a couple year old home and find numerous issues, it almost always leads back to the builder. If a builder does something a 1000 times wrong, does it make it right? Of corse not, but I find builders that will tell me "we always do it that way." Well there is the correct way and then there is the easy/cheap way. Which way do you want your home built?
